1) Only remove metal structure (rows 25 and up) on each sideline. Keep the concrete lower bowl of seating with bathrooms as they are (updating of course). This will save dramatically on cost and create wider corridors. The existing bathrooms will then serve about 1/3 of the present patrons and therefore will not be as crowded.
2) On the existing sideline corridors (which now have no metal support beams and underside of metal stadium) build a large academic building with built in suites press box etc. On the other side build a long deck with suites and major club level seating overlooking Hawkins. This can also use the unique shape of Memorial to create a cool design. Connect this to the VU Life parking deck and venue overlooking from the northeast Endzone (former University Club) Have pregame bands up there to get students to game early before they go down to lower bowl seating. Additional corridors of bathrooms will be in these levels.
3) North Endzone will have a football multipurpose building, weight room, offices etc. Above this structure and backed away from the field an additional 20yds will be a 10,000 seat visitors section only. No visitors section on either sideline structures or existing concrete bowl.
The funding for this will come from the University for the academic building. PSLs for the club level section and visitor ticket revenue for the north Endzone.
This project would cost $100MM but have all funds accounted for.
